Get Answers to Common ADU Questions

Explore answers to frequently asked questions about the ADU process, design options, and project timelines to help you make informed decisions.

The process starts with a Free Site Visit & consultation, where your property is evaluated and your goals (income, family space, etc.) are discussed.

During the visit:

  • Your backyard is assessed for feasibility
  • Zoning and space potential are reviewed
  • You get a high-level idea of what’s possible
  • You can ask questions about costs, timeline, and design

This step is designed to remove confusion early and give you clarity.

No. The process is fully handled for you, including zoning, permits, and compliance.
You don’t need prior knowledge—everything is explained in simple terms.

After your site visit, the next steps typically include:

  1. Feasibility analysis / planning
  2. Custom design tailored to your property
  3. Budget alignment
  4. Project timeline setup

This ensures you move forward with confidence and no surprises.

You stay informed, but the team handles the heavy lifting, including:

  • Design
  • Permits
  • Construction
  • Project management

Your role is mainly decision-making, not managing contractors.

Timelines vary depending on:

  • Permitting requirements
  • Design complexity
  • Build size

However, the process is structured to be organized, step-by-step, and efficient, avoiding common delays.

That’s exactly why the process starts with a low-pressure consultation.
You’ll get a clear breakdown of:

  • Your options
  • Potential ROI or benefits
  • Whether it fits your goals

No commitment is required upfront.

The process is designed to eliminate risk by:

  • Handling zoning correctly from the start
  • Planning before building
  • Providing expert guidance at every stage

This avoids the common DIY or contractor missteps homeowners fear.

Yes. Every project goes through a custom design phase based on:

  • Your property layout
  • Your goals (income, family, downsizing, etc.)
  • Your budget and style preferences

No cookie-cutter builds.

Depending on your goals, you may also receive:

  • Rental setup guidance (Airbnb/VRBO)
  • Advice on maximizing income or usability

The process doesn’t just end at construction—it supports your outcome.

Because everything is:

  • Centralized (one team handles it all)
  • Guided (step-by-step support)
  • Local-expert driven (Tucson-specific knowledge)

You avoid juggling multiple contractors or figuring things out alone.

Simple overview:

  1. Free Site Visit
  2. Feasibility & planning
  3. Custom design
  4. Permits & approvals
  5. Construction
  6. Final delivery (and optional rental setup)

This transforms a complex project into a clear, guided journey.

An amazing Tiny Home! The team, Brad, Juan and Russ were stellar. The team of people they had come to our property to do work were great. The Tiny Home team responded to every question I had and never made feel like it was dumb question. The team always had solutions for my different ideas. They were patient and always returned my call within 30 minutes if they didn’t answer immediately. I had everyone’s number and got a live person. I would highly recommend this team!! My mom loves her Tiny Home.

We are extremely glad that we used THOT for our build! After researching and speaking with some other contractors, they felt like the best fit. Brad Jones was great from the first visit. Everything is taken care of. Planning, permits, inspections and more. Juan Romero was very attentive in explaining everything along the way, and the head contractor, Russ Carasta is amazing! He made sure we were happy with every phase! And barring some monsoon activity, stayed on schedule! He took care of any little issue that we asked about and really cares about his finished work! He is still checking on us after the casita was done. I highly recommend THOT for your project. It is life changing for us to be able to live on the same property with family! An old fashioned trait that is making a comeback! Get a free assessment today. We are happy that we did! Duane Gardner and family.

Our Casita has just been completed and we are excited to furnish it. Brad, Juan and Russ were great to work with. They took all the time we needed to explain, review, discuss and explain again! They wanted to make doubly sure we knew what to expect as far as construction schedule and payments. And as far as the construction schedule, I was amazed at how quickly it went from ground prep to delivery of our new casita. I highly recommend Tiny Homes.

First, people are the key in any business, especially building a new home from scratch! Brad Jones was a pleasure to deal with thru the whole process. He did NOT ding me for every possible change order, he was very fair, which I hear is exceedingly rare in custom builds! Russ was equally the star of the show as the GC. His deep knowledge was brought to bare and whenever something didn't go as expected, he fixed it with the tenacity of a dog with a bone and the intensity of a honey badger! You need him in your corner of you want to build quality, on time, at reasonable costs in tucson! Doubt anyone is better than him. Like most custom builds, not perfect. Lots of permit delays which wasn't brad's fault. Brad worked his butt off on permits and kept me informed. Had issues with appliance ordering but brad went above and beyond to correct and now has russ handling appliances going forward, which should totally fix that bump in the road. After 2 houses built with them, i can say with confidence that If brad and russ are on the job, you are in very good hands, likely the best there is in tucson!

Tiny Homes of Tucson exceeded our expectations from start to finish. Brad (Owner), Russ (Contractor), and Juan (Project Manager), followed a clear schedule and an organized sequence of work that kept the entire project moving smoothly, efficiently, and on budget. Every step of the process was well planned, and there was never any confusion about what came next. Our contractor, Russ, was outstanding—always on top of every detail and committed to making sure everything was completed to our satisfaction. The entire experience was seamless, professional, and stress-free. If you're looking for a company that is organized, efficient, and truly cares about quality and customer satisfaction, we highly recommend Tiny Homes of Tucson. We couldn't be happier with the results. Thank you Brad, Russ, and Juan! Respectfully, Carol & Martin Navarrette

Tiny Homes of Tucson built an amazing Casita for us!!! Their pricing was fair and fully transparent, with no hidden surprises at closing. The crew and all subcontractors were polite, highly skilled, and respectful of our time. The supervisor, Russell, was awesome and always available if we had any concerns. Brad and Juan were so helpful in working on floor plans, layout and fine details. I would recommend them to anyone looking to build a tiny house/ ADU/ guest house/ home for aging parents etc.

We were extremely fortunate to work with the Tiny Homes Team (Brad, Juan, and Russ) who created a custom casita for my mom with dementia. They worked to make it fit into our backyard and to our requirements. While the longest part was waiting for the city to approve, the second they got it, they were there the next day! We are very happy with their work, communication, and dedication to get the job done as quick as they could without sacrificing quality. We wholeheartedly recommend them to everyone we talk to!

First class experience. Answered every question. Navigated permitting wisely and methodically. Fully supported every step of the way. Minimal surprises. Very smooth process and quick build. Every concern was addressed to our satisfaction. For context, I’ve been a real estate agent for 12 years. In that 12 years, I’ve been involved in my share of New build Construction experiences. In addition, I’ve bought, renovated and sold investment properties for myself. For this project, I wanted to step back and let these professionals handle the process and let me be the owner. I was blown away at how effective they were from start to finish. Brad, Juan and Russ - couldn’t have been more impressed.

What are the benefits of living in Casita?

Living in a tiny home offers numerous benefits, including lower costs, reduced environmental impact, and simplified living. Tiny homes are more affordable to buy and maintain, often have lower utility bills, and allow for a minimalist lifestyle with less clutter. Additionally, they are eco-friendly, requiring fewer resources to build and operate.

We offer both pre-approved and custom-designed ADUs to meet your needs.

We have several models to choose from, ranging from a simple studio all the way up to 2 and 3 bedroom units that are sure to delight your family and can be used for a variety of purposes and occasions.

Yes, we collaborate with experienced, licensed architects to help with your ADU design.

No, we specialize in “stick-built” or ground-up construction and do not offer prefab ADUs.

ADU regulations in Arizona can vary significantly depending on the specific city or county you live in. There’s no single statewide rule governing ADU placement. Instead, local zoning laws and ordinances determine where and how ADUs can be built or placed.

Generally speaking, for most areas that allow ADUs in Arizona:

  1. The ADU must typically be on the same lot as the primary residence.
  2. It’s usually required to be in the backyard or side yard, not in front of the main house.
  3. There are often setback requirements (minimum distances from property lines).
  4. The ADU may need to meet certain size restrictions relative to the main house and lot size.

To get specific, accurate information for your situation, you’ll need to:

  1. Check with your local city or county planning department.
  2. Review your area’s zoning laws and ordinances.
  3. Possibly consult with a local real estate attorney or zoning expert.

Some Arizona cities and counties are more ADU-friendly than others.

Getting utilities for a tiny home depends on several factors, including whether your tiny home is on wheels (like an RV) or on a foundation, and local regulations. Here’s a general overview of how you can set up utilities for your tiny home:

  1. Electricity:
    • Grid connection: If possible, connect to the local power grid. This usually requires working with the local utility company and may need professional installation.
    • Solar power: Many tiny homes use solar panels with battery storage. This is especially useful for off-grid living or as a supplement to grid power.
    • Generator: As a backup or primary source in remote locations.
  2. Water:
    • Municipal water: If available, connect to the local water supply. This typically requires permits and professional installation.
    • Well water: For rural areas, drilling a well might be an option.
    • Rainwater collection: Some tiny home owners use rainwater catchment systems, but check local regulations as this isn’t always permitted.
  3. Sewage:
    • Septic system: For permanent tiny homes, a small septic system might be required.
    • Composting toilet: A popular off-grid solution, but check if it’s allowed in your area.
    • Municipal sewer: If available, you can connect to the local sewer system.
  4. Internet/Phone:
    • Wired connection: Similar to traditional homes if you’re in a serviced area.
    • Cellular data: Many tiny home dwellers use cellular hotspots or boosters.
    • Satellite internet: An option for remote locations.
  5. Heating/Cooling:
    • Electric: Mini-split systems are popular for their efficiency.
    • Propane: Often used for heating and cooking in off-grid setups.
    • Wood stove: For heating in suitable climates and if local regulations allow.

Key considerations:

  1. Local regulations: Check with your local planning department about requirements for utility hookups.
  2. Professional help: For safety and code compliance, consider hiring professionals for installations, especially for electrical and plumbing work.
  3. Permits: You’ll likely need permits for utility connections, especially for permanent structures.
  4. Location: Your options may vary greatly depending on whether you’re in an urban, suburban, or rural area.
  5. Cost: Factor in both initial setup costs and ongoing utility expenses in your budget.
  6. Efficiency: Due to size constraints, focus on energy-efficient appliances and systems to minimize utility usage and costs

While the construction phase typically takes 90-120 days, the overall timeline depends on factors like design and permitting. In most cases, ADU projects are completed within 8-12 months.

No, Tiny Homes of Tucson will manage the permit process for you. You will only need to cover the permit approval fee.
